This is where the fun starts. We’ll tour homes together, but we’re looking at more than finishes and pretty kitchens. We’ll help you evaluate condition, location, taxes, potential resale value and the details that can affect long-term ownership.

Build an Offer Strategy

When you find the right home, we’ll look at comparable sales, competition, property history and the seller’s situation to determine what the home is worth and how to structure an offer that gives you the strongest possible position.

Navigate Due Dilligence

Once you’re under contract, we’ll guide you through inspections, negotiations, financing, title, documents and all the little details that need to come together before settlement.

Closing & Beyond

We’ll be there for the final walkthrough, settlement and, of course, handing over the keys. But our relationship doesn’t end at closing. Whether you need a contractor, have a question about the house or eventually start thinking about your next move, we’re still here.

What Makes Buying a Home in Philadelphia Different?

Buying a home in Philadelphia comes with a few quirks that can be very different from buying in other places. Our housing stock is older, our neighborhoods can change dramatically from one block to the next, and two homes that look similar on paper can have very different long-term costs and resale potential.

That’s why we spend a lot of time helping our clients look beyond the obvious. The kitchen and bathrooms matter, of course, but so do the roof, the basement, the width of the home, parking, taxes, condo finances, renovation history and even the specific block you’re buying on.

Rowhomes &
Older Homes

Philadelphia’s older homes have incredible character, but they also come with details worth understanding before you buy. We look beyond the finishes at things like roof condition, masonry, basements, plumbing, electrical systems and previous renovations. A home that looks beautifully updated can still have older systems hiding behind the walls. None of that means an older home is a bad choice. Some of the best homes in the city are more than 100 years old. The key is knowing what you’re buying and asking the right questions early.

Condos & HOAs

When you buy a condo, you’re not just buying the space inside your unit. You’re also buying into the financial health and management of the building. We help buyers review condo fees, budgets, reserves, assessments, insurance, maintenance responsibilities and building rules so there are fewer surprises later. A beautiful unit can still be a risky purchase if the building has deferred maintenance or weak reserves. On the other hand, a well-run building can make ownership much easier. Understanding both the unit and the building is an important part of making a smart decision.

New Construction & Tax Abatements

New construction can be exciting, but “brand new” doesn’t automatically mean “problem-free.” Builder quality can vary, so we pay attention to workmanship, drainage, mechanical systems, warranties and the small details that can reveal how a home was built. Taxes matter too. Some Philadelphia properties may have tax abatements that reduce taxes for a period of time, but that benefit eventually changes. We want you to understand what remains on the abatement, what your future tax bill could look like and whether the numbers still make sense long after move-in day.

Parking, Outdoor Space & the Block

In Philadelphia, two homes with similar square footage and the same number of bedrooms can have very different values. Parking, outdoor space, home width, natural light and the specific block all matter. A garage, roof deck, yard or extra-wide lot can make a meaningful difference in both daily life and future resale. We also pay attention to what’s immediately around the property, including traffic, neighboring buildings and how the block feels compared with nearby streets. These details don’t always show up in the listing, but they can have a big impact on the purchase.
