Porches, older houses with character and a walk along Baltimore Avenue are a good introduction to Spruce Hill and Cedar Park. If you're drawn to a little more room or a place to sit outside, these neighborhoods are worth a closer look.

At a glance
Homes: Victorian twins, larger rowhouses, porch-front homes, condominium conversions and multifamily properties.
Getting around: Compare Baltimore Avenue transit access and the exact route toward University City.
Worth weighing: Architectural character can come with larger roofs, more exterior upkeep and complicated conversion histories.
Family life in Spruce Hill and Cedar Park
Clark Park and Cedar Park are good places to begin a visit with children. From there, walk toward a home you like and picture the trips to school, childcare and everyday errands. There are homes with porches and some yard space in the area, too, so you can think about outdoor time both at home and beyond it.
A larger older house may provide separate rooms for work, play and sleeping. Check how those rooms connect, the stairs between floors and whether a former conversion still affects the layout. Look at the porch and yard as usable spaces, including their condition and access.
Schools and childcare
Use the School District of Philadelphia enrollment and school finder resources for the exact home address. Confirm assignment and enrollment details with the district, including any application process for another school option.
Use Pennsylvania's COMPASS child care search to start a provider search. Contact providers about age groups, hours, availability and pickup arrangements, then try the trip from the home.
Finding the right home here
Review roofing, porches, masonry, heating and any documented conversion from one household to multiple units or back again. Confirm the legal use and the work completed before relying on the room count.

Daily life, parking and getting around
Take a walk along Baltimore Avenue, then leave time for the residential block itself. Notice the businesses, transit and buildings along the route. If you're heading to University City for work, try the trip to your actual destination rather than stopping at the neighborhood name.
Use SEPTA's current trip planner for the journey and travel time you expect to keep. If you drive, verify parking terms and access for the specific home.
